A finished basement in this region is a mold problem waiting for a trigger. Carpet and pad sit on a slab that wicks; paper-faced drywall runs to the floor against block that is holding back saturated clay; the space is a half-story below grade with no dedicated dehumidification. Then a sump fails during a storm, or the grading settles toward the house, and the whole floor is wet by morning.

Doing this properly means the finish comes out, the source gets corrected — grading, downspout extension, cold-joint seepage, sump capacity, vapor control — and the rebuild uses assemblies that survive being below grade. Otherwise the same wall is back on our schedule in two years.

Before we arrive

Steps to take right now

In order. The first two matter more than everything after them.

  1. Get standing water out and power off down thereDo not walk into a wet basement with live outlets at floor level. Kill the circuit first.
  2. Pull the carpet pad, not just the carpetPad holds water like a sponge and is almost never salvageable. Getting it out in the first day is the difference between drying and remediating.
  3. Check the sump and the gutters before anything elseMost basement events in this region trace to a failed sump, a clogged downspout, or grading that fell toward the foundation.
  4. Photograph the water line on the wallThat tide line tells an adjuster how deep the water got, and it disappears the moment anyone starts cleaning.

Code & jurisdiction

Requirements where you are

The rules for this work are not the same across the three jurisdictions we serve. Pick yours for licensing, permits, and tenant rights.

How the work runs

Inspection to clearance, under one contract

No hand-offs, no second contractor to hire for the rebuild, and no testing done by the same people who did the removal.

1

Same-day inspection

A licensed technician walks the property with moisture meters and a thermal camera, finds the water source, maps the affected square footage, and photographs everything your insurer will ask about.

2

Scope, estimate & claim documentation

You get a written scope and line-item estimate the same day, built in the estimating format carriers expect — plus the photo log and moisture readings that support the claim.

3

Containment & negative air

The work area is sealed in 6-mil poly with a negative-air machine and HEPA filtration so spores are not pushed into the rest of the house while we work.

4

Removal & HEPA cleaning

Non-salvageable porous material is cut out and bagged, framing and salvageable assemblies are HEPA-vacuumed and treated with an EPA-registered antimicrobial, then the space is dried to a documented moisture target.

5

Third-party clearance

An independent hygienist samples the area and issues a clearance report. We do not test our own work — the document is yours, and it is what a buyer, a lender, or a tenant will accept.

6

Fix the leak, then rebuild

Remediation without repair guarantees a callback. We correct the roof, siding, window, flashing, or grading failure that let water in — then put the drywall, paint, and flooring back.

Straight answers

Basement Mold Removal questions

Can the drywall be dried instead of removed?

Sometimes, if it was clean water, it was caught inside 24 to 48 hours, and moisture readings come back to target. Once it has been wet for days, or the water was a sewage backup, the paper facing has fed growth and it comes out.

Do I need a dehumidifier down there permanently?

In most below-grade space in this region, yes. A properly sized unit holding relative humidity under 55% is the cheapest insurance available against a repeat.

Is a wet basement covered by insurance?

Sump failure and burst pipes are commonly covered; groundwater and surface flooding usually need separate flood coverage. Sewage backup needs a specific endorsement. We document the source so the claim reflects what actually happened.
