Active water right now? Call 202-798-7663 instead of booking a slot — mold starts in 24–48 hours.

There is a clock on this. Wet building material begins to colonize in roughly 24 to 48 hours, so the difference between a drying bill and a remediation bill is usually how fast someone got there with extraction and air movement.

We extract, set air movers and dehumidification to an engineered drying plan, and take daily moisture readings against a documented target rather than pulling equipment when the surface feels dry. Those readings are also what your carrier wants to see.

What water damage restoration costs

ScopeTypical range
Emergency extraction and setupCall-out, extraction, initial equipment $500 – $1,500
Structural drying, per dayTypically 3–5 days $200 – $600

Typical range for this market — not a quote. Every property is different, and the number that matters is the written scope you get after the free inspection.

Before we arrive

Steps to take right now

In order. The first two matter more than everything after them.

  1. Shut the water off at the source or the mainBefore anything else. Every minute of continued flow widens the scope.
  2. Kill power to the affected areaStanding water and floor-level outlets do not mix. Use the breaker, not the switch in the wet room.
  3. Photograph and video before you move anythingThis is the evidence your claim rests on, and it exists for about an hour before people start cleaning up.
  4. Get furniture up off wet flooringWood legs and metal glides stain carpet and hardwood permanently within hours. Foil or blocks under the legs is enough.
  5. Call us before you rent a fanUncontrolled air movement across contaminated water spreads it. Extraction has to come first.

Code & jurisdiction

Requirements where you are

The rules for this work are not the same across the three jurisdictions we serve. Pick yours for licensing, permits, and tenant rights.

How the work runs

Inspection to clearance, under one contract

No hand-offs, no second contractor to hire for the rebuild, and no testing done by the same people who did the removal.

1

Same-day inspection

A licensed technician walks the property with moisture meters and a thermal camera, finds the water source, maps the affected square footage, and photographs everything your insurer will ask about.

2

Scope, estimate & claim documentation

You get a written scope and line-item estimate the same day, built in the estimating format carriers expect — plus the photo log and moisture readings that support the claim.

3

Containment & negative air

The work area is sealed in 6-mil poly with a negative-air machine and HEPA filtration so spores are not pushed into the rest of the house while we work.

4

Removal & HEPA cleaning

Non-salvageable porous material is cut out and bagged, framing and salvageable assemblies are HEPA-vacuumed and treated with an EPA-registered antimicrobial, then the space is dried to a documented moisture target.

5

Third-party clearance

An independent hygienist samples the area and issues a clearance report. We do not test our own work — the document is yours, and it is what a buyer, a lender, or a tenant will accept.

6

Fix the leak, then rebuild

Remediation without repair guarantees a callback. We correct the roof, siding, window, flashing, or grading failure that let water in — then put the drywall, paint, and flooring back.

Straight answers

Water Damage Restoration questions

How fast can you get here?

We run 24/7 for active water. Call rather than book a slot — this is the one situation where the calendar is the wrong tool.

Can I dry it myself with fans?

For a small clean-water spill caught immediately, sometimes. For anything that has soaked into drywall, pad, or subfloor, consumer fans move surface moisture only, and blowing air across contaminated water spreads it. The readings are also what your carrier needs.

What is Category 3 water?

Grossly contaminated — sewage backup, rising floodwater, or clean water that has sat long enough to grow. It requires removal of porous material rather than drying, and it needs containment. It is also the category most likely to need a specific policy endorsement.
